Should I Renovate Before Selling in Central Florida?

Renovating before selling in Central Florida depends on your home’s condition and your goals. Cosmetic updates can increase appeal, but over-renovating may not pay off. Focus on repairs and updates that help your home show well and sell faster.

Selling your home in Central Florida can be an emotional and financial decision—and deciding whether to renovate adds another layer. If your home’s outdated or needs repairs, it’s normal to wonder: should you invest in upgrades before listing? The answer isn’t one-size-fits-all.

Start by asking what your home truly needs. Buyers in the Orlando area expect homes to be clean, well-maintained, and move-in ready. If your home has visible wear—peeling paint, broken fixtures, or worn flooring—those are red flags. Fixing these first can make a huge difference.

On the other hand, doing a full kitchen or bathroom remodel right before selling doesn’t always bring the return you think. According to Remodeling Magazine’s 2024 Cost vs. Value Report, most high-end remodels only recoup around 50-70% of their cost at resale.

In markets like Winter Garden, Ocoee, and Windermere, buyers often prioritize location, layout, and condition over brand-new features. Minor cosmetic improvements—like fresh paint, updated lighting, or new cabinet hardware—can go a long way. Power-washing the exterior, replacing broken screens, or professionally cleaning carpets are small investments with big impact.

But here’s the real strategy: talk with a local expert before spending a dime.

I’m Eve Metlis with Watson Realty. I walk my sellers through what buyers are actually looking for based on your specific neighborhood and price point. Sometimes a simple staging consultation, decluttering, and a few strategic touch-ups can net you far more than a renovation ever would.

If you're trying to decide whether to renovate or list as-is, let's review your home together. I'll help you decide what makes sense financially—based on facts, not guesswork.

Ready to sell smart? Let’s build your strategy.

From Theme Park Employee to $20M Realtor®: Why I Left Corporate for Real Estate

Twenty years ago, I was an hourly employee at a theme park, spending most of my time working as a temporary manager but constantly being passed over for promotions. Despite getting excellent feedback from outside vendors and clients, I was stuck - and later learned I was being actively sabotaged by the department head who saw me as a threat.

That frustrating experience taught me something valuable: when you're a strong woman who produces results, not everyone will support your success. But it also set me on the path that led me to become a successful Central Florida Realtor® with Watson Realty Corp.

The Breaking Point

After years of being overlooked despite my performance, I reached my breaking point. I wasn't afraid of working hard - I never have been - but I was tired of having my efforts undermined and my potential limited by someone else's insecurities.

My mom and grandmother were both successful Realtors in South Florida, and I watched my mom loving what she did while I grew increasingly miserable in my corporate role. After some soul searching and hard conversations with my parents, I made a bold decision.

I took a week's "vacation" from my theme park job and completed the pre-licensing class in just 8 days. It was intense, but it was worth it.

From Escaping a Bad Situation to Changing Lives

My motivation has definitely evolved over the past two decades. I went from simply leaving a bad work situation to discovering that I love how what I do affects someone's life. I have the opportunity to help people make decisions about what is usually their most expensive asset.

That shift in perspective changed everything about how I approach this business.

Why I Show Up Differently

Having experienced poor leadership and being undervalued in corporate America, I was determined to do things differently for my clients. That's why I don't show up with a sales pitch - I show up with a business plan.

When I work with sellers, I bring examples of my marketing and show them the actual results that marketing achieved for other clients. When I work with buyers, I walk through everything we negotiate in a sales contract and show them exactly what I do for them throughout the process.

Most Realtors don't have a listing presentation or a buyer presentation. That attention to detail and preparation comes directly from my experience of being let down by poor management.

The Advocacy That Was Missing in My Corporate Life

One of the most important lessons from my theme park experience was learning what it feels like when someone in a position of authority doesn't have your best interests at heart. That's why advocacy is such a core part of how I serve clients today.

I recently had a seller whose transaction turned into an escrow dispute when the buyer's agent failed to meet contract deadlines and didn't respond to the Florida Real Estate Commission's requests. Instead of pushing for a quick resolution to close the deal and move on, I educated my seller about all his options and supported his decision to wait it out.

The result? Not only did he close with a different buyer during the dispute process, but he was also awarded the original buyer's earnest money deposit. By explaining the seller's options and advocating for his best interests, he made an informed decision that benefited him financially.

Building Success Through Service

Today, I average $20 million in annual production, but that success comes from focusing on education and advocacy rather than sales pressure. Whether I'm working with clients in Ocoee where I live, or throughout Central Florida from Orlando to Winter Garden, my approach remains the same.

I specialize in working with first-time homebuyers because I remember what it feels like to be underestimated and overlooked. I love helping people navigate one of the biggest decisions of their lives and seeing their excitement when they get the keys to their first home.

I also work extensively with sellers because I understand the importance of having someone in your corner who pays attention to details and fights for your best outcome.

The Difference Experience Makes

That frustrating corporate experience taught me that not all professionals are created equal. Some don't pay close attention to detail, and that becomes evident when you interact with them. Others, like the department head who sabotaged my career, may even work against your best interests.

In real estate, you get what you pay for. When clients choose to work with discount brokers to save on commission, they often end up losing far more in the final outcome. I recently had a seller share that a neighbor who chose a discount broker ended up selling for $15,000 under asking price and giving the buyer $20,000 in concessions - losing $35,000 to save 1% in commission.

Why I Tell Clients to Shop Around

Because of my corporate experience, I actually encourage potential clients to interview multiple Realtors before making their choice. I'm confident in what I bring to the table, and I know that when people compare presentations, track records, and attention to detail, the differences become obvious.

After 20 years of turning a bad corporate experience into a thriving real estate career, I'm passionate about helping Central Florida families make informed decisions about their most important asset. Ready to see what sets my approach apart?

The Three Biggest Myths That Keep First-Time Buyers Out of the Market

In my 20 years helping Central Florida families navigate real estate, I've seen the same misconceptions hold back countless first-time buyers. As someone who specializes in working with first-time homebuyers, these myths frustrate me because they prevent good people from achieving homeownership unnecessarily.

Let me set the record straight on the three biggest myths I hear:

Myth #1: "I Need to Find My Forever Home"

This is the biggest pressure trap I see first-time buyers fall into. They think their first purchase has to be perfect, that it needs to accommodate every life stage from newlyweds to retirement.

The Reality: You're not going to find your forever home on your first purchase. You're going to find a starter home that you can grow into or out of, then move up as needed.

Most of my first-time buyer clients in Orlando, Winter Garden, or Ocoee end up selling and upgrading within 5-7 years. That's not failure - that's building wealth and moving up the property ladder exactly as it's designed to work.

Stop looking for perfection and start looking for a good fit for where you are right now.

Myth #2: "No Home Is Perfect, Even If I Build It"

First-time buyers often think new construction will solve all their problems. They believe that building custom means getting exactly what they want with no compromises.

The Reality: Even if you build your home from scratch, it won't be perfect. You'll make decisions you later regret, styles will change, and your needs will evolve. I've worked with plenty of clients in new construction communities throughout Central Florida, and every single one has said, "If I were doing this again, I'd change X, Y, and Z."

This isn't a reason to avoid new construction - it's a reason to stop chasing perfection and focus on finding a home that meets your current needs and budget.

Myth #3: "I Need 20% Down to Buy a House"

This outdated belief keeps more first-time buyers out of the market than almost anything else. I regularly work with buyers who have been saving for years trying to reach that magical 20% number.

The Reality: There are numerous loan programs that require far less than 20% down:

  • FHA loans require as little as 3.5% down

  • VA loans (for eligible veterans) require 0% down

  • USDA loans (for eligible rural areas) require 0% down

  • Many conventional loans now accept 3-5% down

Yes, putting less down means you'll pay mortgage insurance, but you can often eliminate that later through refinancing or when you reach 20% equity. Meanwhile, you're building equity instead of paying rent.

The Cost of Waiting

While you're waiting for the "perfect" home or saving for 20% down, what's happening? Rents are increasing, home prices are generally trending upward, and you're missing out on building equity.

I've had clients in Clermont and Winter Park who waited two years to buy while saving for a larger down payment. During that time, home prices in their target areas increased by more than their additional savings. They would have been better off buying sooner with less money down.

Your Next Step

If you're a first-time buyer who's been sitting on the sidelines because of these myths, it's time to get educated about your real options. As someone who's helped hundreds of first-time buyers navigate this process, I can show you exactly what's available and what makes sense for your specific situation.

The Central Florida market offers opportunities in communities from Apopka to Kissimmee, and there's likely a path to homeownership that fits your current financial situation.

Ready to separate fact from fiction in your home buying journey? Let's sit down and create a realistic plan to get you into your first home.

Why I Tell My Clients to Interview Other Realtors (Yes, Really)

Most real estate agents would cringe at the thought of telling potential clients to shop around. But here's the thing - after nearly 20 years in this business and $20 million in annual sales volume, I'm confident enough in what I bring to the table that I actually encourage it.

Not All Realtors Are Created Equal

When I sit down with potential buyers or sellers, I tell them straight up: "Interview a few Realtors until you click with the one you want to work with." Why? Because not all Realtors are created equal, and some do not pay close attention to detail - and that will be evident when you interact with them.

In the end, you get what you pay for.

What You Should Look for During Those Interviews

When you're interviewing Realtors, here's what you should be watching for:

Do they have a presentation? Most Realtors show up empty-handed. I show up with a business plan, not a sales pitch. For sellers, I bring examples of my marketing and the results that marketing achieved for other clients. For buyers, I walk through everything we'll negotiate in your sales contract and show you exactly what I do for you throughout the process.

Can they show you results? Anyone can talk a good game. I can show you actual examples of how my approach has saved clients money and gotten them better outcomes. Like the seller who almost went with a discount broker but chose me instead - while the discount broker's client sold for $15,000 under asking price and gave $20,000 in concessions, my client got full price with minimal concessions.

Do they pay attention to details? This will be obvious during your first meeting. Are they organized? Do they answer your questions thoroughly? Do they follow up when they say they will? If they're sloppy in the interview, they'll be sloppy with your transaction.

Why I'm Not Worried About the Competition

As a third-generation Florida Realtor specializing in Central Florida real estate, I've built my reputation on education and advocacy. When potential clients compare what I offer to what others bring, the difference is clear.

Take my work in Ocoee, where I live and focus much of my business. I don't just know the market data - I know the neighborhoods, the schools, the traffic patterns, and the community dynamics because it's my home too. That local knowledge combined with two decades of experience creates value that discount brokers simply can't match.

The Bottom Line

If you're considering buying or selling in Central Florida, interview multiple agents. Ask tough questions. Compare their marketing materials, their knowledge, and their track records.

Because when you're making one of the biggest financial decisions of your life, you deserve to know exactly what you're getting for your investment. And I'm confident that when you see what I bring to the table, you'll understand why my clients consistently achieve better outcomes.

Orlando Home Prices: The Truth You NEED to Know

Aug. 8, 2025

Can You Sell a Home Without a Realtor in Central Florida?

Yes, you can sell your home without a Realtor in Central Florida, but it comes with risks. You'll need to handle pricing, marketing, showings, negotiations, contracts, and legal disclosures on your own. If you want to avoid common mistakes and sell with confidence, it’s worth working with a local expert like Eve Metlis with Watson Realty.

If you're thinking about skipping the Realtor to save on commission, you're not alone. Many Central Florida homeowners explore the For Sale By Owner (FSBO) route hoping to save money. But while you might keep a percentage of commission, FSBO sales often cost more in the long run due to mispricing, poor marketing, legal oversights, or negotiation errors. According to national data, FSBO homes consistently sell for less than homes listed with experienced agents. In Central Florida's competitive market, those lost dollars can quickly add up.

When you list your home on your own, you take on all responsibilities. You have to accurately price your home without access to MLS comps, prepare it for showings, take your own photos or hire a pro, market it across various platforms, manage inquiries, schedule tours, and screen buyers. You'll also need to understand local disclosure laws, coordinate inspections, negotiate repairs, and complete the required paperwork. Any misstep could delay your closing or worse, land you in legal trouble.

Buyers in today’s market are savvy and often represented by Realtors who expect you to know what you're doing. If you're not prepared, they may take advantage of gaps in your knowledge or use your inexperience as leverage during negotiations. Without someone like Eve Metlis advocating for your interests, you risk leaving money on the table or agreeing to terms that aren't in your favor.

There’s also the issue of exposure. Listing your home on Zillow alone won’t cut it. Realtors like Eve use professional photography, digital advertising, video tours, and their MLS networks to attract more qualified buyers. More visibility means more interest, which can lead to better offers and faster closings. As of June 2025, the Central Florida housing market has seen increased inventory and a slight dip in pricing—buyers have options, and your home has to stand out.

If you're worried about commission, remember this: the right agent often earns you more than what you pay them. Eve Metlis doesn’t just list your home—she brings a full strategy. She helps with staging, pricing, paperwork, and negotiations, and keeps the deal on track from start to finish. Her experience means fewer surprises and a smoother path to closing.

Eve Metlis is a third-generation Florida Realtor and leads the top-producing team at Watson Realty. She’s helped hundreds of Central Florida homeowners sell with confidence, even in shifting markets. Sellers choose her because she’s transparent, data-driven, and brings a business plan to every listing—not a sales pitch.

Yes, selling without a Realtor is legal. But just because you can doesn’t mean you should. In a high-stakes transaction like selling your home, having a trusted advisor makes a big difference. If you're thinking about going it alone, at least have a conversation with Eve first. She can help you understand your options, give honest feedback, and let you decide what’s best.

If you’re considering selling your home in Central Florida, contact the Eve Metlis Team at Watson Realty. Whether you're curious about FSBO or ready to list, she’ll give you expert guidance, honest answers, and a personalized plan to meet your goals.

How Do I Buy a Home in Orlando Without a Huge Down Payment?

You can buy a home in Orlando without a huge down payment by exploring loan programs like FHA, VA, and USDA, using down payment assistance programs, and working with a local expert like Eve Metlis to find the right option for your budget.

Buying a home in Orlando can feel out of reach when you think about saving up for a large down payment. But here’s the truth: you don’t always need 20% down to make your homeownership dreams a reality in Central Florida. With the right strategy and support from a local expert like Eve Metlis with Watson Realty, it’s absolutely possible to buy a home with a smaller upfront investment.

The Orlando real estate market offers several paths to homeownership with low—or even no—down payment options. FHA loans, which are widely used by first-time homebuyers, require as little as 3.5% down. If you’re a veteran or active military, VA loans let you buy with 0% down. And for buyers looking outside urban areas, USDA loans also allow for zero down, as long as the property is in an eligible rural zone.

Florida also has statewide and local down payment assistance programs (DPAs). These are designed to help buyers cover part or all of their down payment and closing costs. In Central Florida, programs like the Florida Assist Second Mortgage Program and the Homebuyer Loan Program can bridge that financial gap—especially helpful for first-time buyers.

What’s important is understanding which options you qualify for—and how they apply to the specific neighborhoods and price points you’re interested in. Eve Metlis is deeply familiar with these programs and has helped many buyers in Orlando, Ocoee, Winter Garden, and surrounding areas navigate them successfully. She’ll guide you through the paperwork, income qualifications, and lender selection process so you don’t leave money on the table.

Now, if you’re selling another home or looking to buy and sell at the same time, Eve can help coordinate the process so your equity from your current property helps cover your next purchase. This is especially common in Orlando’s hot suburban markets, where sellers often make strong gains and want to roll that into a new primary residence or investment property.

You might also consider gift funds. Many loan programs allow you to receive a gift from a family member, employer, or nonprofit organization to use toward your down payment. Eve can explain how to properly document this so your loan approval isn’t delayed.

Another local strategy? Consider homes in emerging neighborhoods. Areas like Apopka, Pine Hills, and parts of East Orlando still offer more affordable prices—and Eve’s knowledge of these pockets can help you find opportunities that align with your budget.

The bottom line is this: buying a home in Orlando doesn’t have to start with a massive lump sum of cash. With the right financing plan, expert guidance, and a little creativity, you can take the first step toward homeownership today.

Buying a home is one of the biggest financial decisions you’ll ever make. That’s why it pays to work with someone who knows this market inside and out. Eve Metlis isn’t just a third-generation Florida Realtor—she’s helped hundreds of buyers across Central Florida find the right home at the right price, even with limited funds upfront.

If you’re thinking about buying but worried about the down payment, don’t wait. Reach out to Eve Metlis with Watson Realty for a personalized plan that fits your financial goals and timeline. Let’s make homeownership in Orlando happen for you.

When to Sell My Home in Central Florida

The best time to sell your home in Central Florida is when local buyer activity is strong, inventory is manageable, and you're ready to make a move. Spring and early summer are traditionally popular, but market conditions and your personal goals matter just as much. With the guidance of an experienced local agent like Eve Metlis with Watson Realty, you can make the most of any season.

Many sellers ask this question hoping for a magic window when homes sell fast and for top dollar. In Central Florida, March through June typically sees the most activity. Families want to settle before the new school year, and the warm, sunny weather makes showings easy. However, homes sell year-round here—especially when priced right and marketed well.

As of mid-2025, the Central Florida market has shifted. Inventory is up 27.8% from last year, while the median sales price has dropped 1.3%. This means buyers have more options and sellers must stand out. Timing your listing can help, but pricing and presentation are critical. Eve Metlis knows this market inside and out. She studies current trends in your neighborhood—not just your zip code—and helps you list at the right time for maximum impact.

Selling isn’t just about market timing—it’s about your life. Are you relocating for work? Downsizing? Moving closer to family? Whether you're trying to time a school calendar or want to unlock equity, your personal goals should guide your decision. Eve and her team help you build a game plan so you're prepared when you're ready.

Competition also plays a role. If a dozen similar homes are on the market near you, it might make sense to wait or to launch with a stronger marketing strategy. Eve provides hyperlocal insights on how many buyers are shopping in your area, what comparable homes are listed for, and what’s under contract right now. That way, your listing can hit the market at the most strategic moment.

Don’t let headlines or national media steer your decision. While national trends may sound dramatic, what matters is your local real estate landscape. Are homes still getting offers quickly? Are days on market going up or down in your neighborhood? Are buyers offering full price or negotiating hard? Eve Metlis has her finger on the pulse of the Central Florida market and uses that data to help you decide when to sell—with confidence.

Selling and buying at the same time? That adds complexity, but it’s manageable with the right guidance. Eve coordinates sale timelines with purchases to help clients move smoothly. If you need to buy your next home before selling, she can help strategize financing options, temporary housing, or bridge timelines.

Thinking of selling your home without a Realtor to avoid paying commission? Keep in mind that FSBO homes often sit longer and sell for less. Timing the market on your own, handling the paperwork, negotiating repairs, and scheduling inspections without support can be stressful and costly. With Eve, you have a skilled negotiator, marketer, and advisor who protects your bottom line.

At the end of the day, the best time to sell is when you're ready—and when you have the right professional backing you. Eve Metlis doesn’t rely on guesswork. She uses real data and proven experience to create a plan that works for your timeline and the local market. As a top-producing Realtor in Central Florida, she brings integrity, insight, and results to every home she lists.

If you're wondering whether now is the right time to sell, reach out to the Eve Metlis Team at Watson Realty. She'll walk you through your options and help you decide when the timing is truly right for your goals.

Home Inspection Truths: What Buyers Need to Know (Especially for Older Homes!)
